You Need to Check Out Your Contractor

Is he or she informative about products, and your particular job? Did they deliver a pre-construction letter and a copy of general liability insurance, BBB membership, References and Referrals?

  • Pre-construction Letter: A document stating what to expect before and after the roof construction or repair.
  • Liability Insurance: You should verify that the insurance is a legitimate policy and currently in force.
  • BBB Membership: You check out your contractor by checking out their web site, if they have one, or you can google BBB/city. On this site click on the BBB logo on the right side of the screen.
  • References and Referrals; Referrals are the most credible way of finding a contractor. A good experience is the best reference, especially considering your roof protects your complete investment in your home. Ask about our referral program.

Getting Estimates

  • Its not necessary to get three bids for your job when one will do.
  • Insurance companies are a business too, and when the homeowner gets three bids it works in the favor of the insurance company. Basically putting the three bids together, gives the ins. company time to get an adjuster there and is something for the homeowner to do. When the adjuster finally gets there you have paperwork from roofers to show you’ve done your part. You’ll be encouraged to go with the lowest bidder, therefore saving the insurance company money. Insurance companies are responsible for paying a market rate based on your demographic area. Find a contractor you’re comfortable with; one that will work with you for your particular job and in your best interest. Most of us do our jobs well, and getting bids can be a waste of time and energy when one bid will do.

Payment

Do not pay any money to your contractor until materials have been delivered. At that point half the amount of the total estimated price is sufficient until roof is complete. Once all work is complete then full final payment is in order.

Insurance Rights

Keep in mind that insurance companies cannot raise your premiums because of acts of mother nature. Storm or hail damage falls into this category. If your policy does have a rate increase, those increases are across the board for all policy holders in a particular demographic area, and they are regulated by the state board of insurance.

Claims Assistance

Ask your roofing company if they have experience with your insurance company. Its best to hire a roofing contractor that can work with your insurance company and in your best interest. The insurance scope of work supercedes the roofing contractor’s and is sometimes not an accurate assessment of the actual damage. In this case you need someone in your court to work with the insurance company and get your damage repaired. This is why you pay for insurance in the first place.

Roof Inspections

Keep in mind if you’re buying or selling a home then a home inspection service is not qualified to assess storm related damages. Most of the time damage is not visible from the street, but only from the roof top.
